    Análisis espacial del precio de oferta de la vivienda en el área metropolitana de Cochabamba

    La idea principal de! presente artículo es identificar cuáles son las características que determinan la fijación del precio de oferta en la estructura del mercado inmobiliario (viviendas de propiedad individual), considerando la heterogeneidad espacial. El estudio fue realizado en la zona metropolitana de la ciudad de Cochabamba, donde la oferta de mercancía inmobiliaria responde a múltiples factores, entre ellos la localización, por lo que en el análisis se utiliza un modelo de precios hedónicos, asociado a técnicas de econometría espacial (I de Moran, modelo de autocorrelación espacial y GWR) Los resultados del trabajo son presentados en mapas temáticos generados en el entorno del Sistema de Información Geográfica ArcGis, los mismos que tienen la propiedad de mostrar de acuerdo a la ubicación el nivel de influencia individual de las variables explicativas (características o atributos) sobre el precio.

    Comparative Politics and Environmental Commitments

    Economists and Political scientists have suggested for a long time that democracy and the environment are linked. What they did not analyze in detail is if the way in which politicians are elected influences the environment as well. The scope of this paper is to fill this gap. Using high quality data on a cross section of countries, coming from previous studies, we find strong results suggesting that politicians in majoritarian systems are less interested in environmental commitments than those in proportional representations. The consequence is that environmental commitments are lower in the former system than in the latter.

    Electoral Systems, Racial Tensions and Decentralization

    In many countries, the accommodation of ethnic, linguistic and religious diversities is a major challenge. The scope of this paper is to attempt to understand which political arrangements might facilitate inter-ethnic cohabitation. It is indeed extremely important to understand which electoral system could be seen as the most efficient in reducing racial tensions both in the short and in the long run. The core of the work is the study of the effect that electoral systems have on racial tensions but also their interactive effects with decentralization. Using the best available data (coming from the International Country Risk Guide) and the techniques we believe to be the most appropriate (Interval Censored Regression) we find interesting results: first, majoritarian systems seem to be positively related to high levels of ethnic tensions while proportional representations seem particularly appropriate for reducing such tensions. Second, we find that presidentialism, is associated to lower levels of racial tensions. Finally we find that decentralization is more efficient under parliamentarism than under presidentialism for allowing a better ethnic cohabitation.
