Impacto de la inversión en infraestructura vial sobre el valor del suelo en la zona Monte Sud, Tarija, Bolivia. (2014 – 2024)
Abstract
This paper analyzes the impact of road infrastructure improvements on land values in the Monte Sud area of Tarija. The study area is characterized by high levels of urban informality and an unequal distribution of public services, which affect land values and access to infrastructure. For the methodological analysis, qualitative and quantitative approaches are combined, including the identification of road infrastructure, the comparison of land values over different periods (2014–2024), and the assessment of the influence of proximity to these infrastructures. The research findings indicate that road infrastructure is the most important factor in land value growth, with an increase of approximately 100%. This effect even exceeds the effects of proximity to urban facilities, such as education and health centers. This, in turn, leads to changes in land use, with the displacement of rural activities in favor of urban development in the sector. These results show that accessibility and connectivity play a crucial role in the dynamics of the local real estate market.
